Begin at the Beginning

Many buyers are eager to get started. I can certainly understand, but in order to be successful in the search, there are some housekeeping items we'll need to address. Some are "best practices" in our market that sellers will expect of all buyers to show they are, in fact, serious buyers, and not wasting anyone's time. When you work with me, I help take care of those things up-front. That's why, the first time we meet:

  1. We will meet at either our Greer or Simpsonville office before we go see a house. This is not only so I can explain how I, as a RE/MAX Agent, work for you, but to help us get to know each other to make sure you're comfortable that I'm the right agent for you.
  2. You will show that you are a qualified buyer, ready to look at houses. Either you'll provide me a pre-approval letter from your lender (or I can give you lenders to call if you don't have one), or--if you're a cash buyer--I'll ask you for a proof-of-funds letter from an attorney.
  3. If you're not quite ready to buy, no problem. I'll help you by putting you in touch with lenders who can speak to you regarding your specific situation.

Despite (and perhaps because of) the great selections in homes in this area, buyers are having a difficult time zeroing in on the home or property that is uniquely appropriate for their needs. And homes in certain price ranges don't stay on the market very long in the current market conditions. The more you're prepared up-front, the more nimble and ready you'll be when you find the first home you want to make an offer on!

This mortgage calculator can be used to figure out monthly payments of a home mortgage loan, based on the home's sale price, the term of the loan desired, buyer's down payment percentage, and the loan's interest rate. This calculator factors in PMI (Private Mortgage Insurance) for loans where less than 20% is put as a down payment. Also taken into consideration are the town property taxes, and their effect on the total monthly mortgage payment.
